Operator evaluation

Initial situation

Our client, a bank focused on commercial real estate financing, reviewed financing for hotel projects or existing hotels of an expanding German hotel company with operations in Germany and abroad. For the bank’s internal valuation of the hotel group, a hotel expert opinion from a neutral hotel consulting company was required.

Objective

In the context of the operator evaluation, the business model and strategy of the hotel company – against the background of the corporate structure, the persons acting at management and executive level as well as the hotel portfolio – were to be researched, analysed and evaluated with regard to the requirements of the bank.

Procedure

After extensive research into the company’s history, hotel portfolio and external image, a personal meeting was held with the client and top management at the hotel company’s headquarters. In addition to getting to know each other personally, a company presentation and a joint tour of a representative hotel business, important strategic and operational questions were clarified during the meeting. The results of research work as well as management discussions were elaborated by HOTOUR in a detailed statement.

Result

HOTOUR’s operator evaluation was generally positive and answered all relevant questions for the financing bank regarding the internal decision on the professionalism and sustainability of the hotel company’s business model. The evaluation was thus an essential basis for the financing of future projects of the operator.
